Multi-million dollar builds and more alterations on the Beaches in this week’s Council Development Applications

Manly Observer provides a weekly summary of development applications lodged with Northern Beaches Council in the last week.

331 Whale Beach Road, Palm Beach – DA2025/0218

The proposal is to construct a new home. The lower ground floor will include a rumpus, bedroom, bathroom, cellar and ‘wellness’ room which include a sauna and ice bath. The rumpus and bedroom will open out to a rear facing terrace and pool area. The ground floor, or main living level, will include an open-plan kitchen/living/dining space, butler’s pantry, laundry, powder room, study/office. This level will have access to a rear facing terrace and centrally located courtyard. The first floor will include three bedrooms including ensuite and WIR for the primary bedroom. The primary bedroom will have a small rear facing balcony. A bathroom will service Bedrooms 1 & 2. There will also be a single car garage, driveway crossing and new driveway, landscaping including a swimming pool and an internal lift.

The proposal is for alterations and additions to the existing dwelling. On the lower floor, the plan is to remove an existing external staircase, extend new double garage accessed from Ernest Street, create a new TV room and cellar in existing sub floor, create new bedroom 3 in the location of the existing garage and new bathroom and laundry within the existing subfloor and external stairs to the front yard and internal stairs to the upper level. The proposed development involves alterations and additions to an existing residential dwelling with additions proposed at Lower Ground and Ground Floor, whilst a new First Floor addition is also proposed. For the lower ground floor there would be alterations and additions to the existing garage to provide a three car garage and workshop, new garden storage located underneath the home and new entry, mudroom and internal access to the ground floor. On the ground floor there would be an addition to the existing living/kitchen/dining room extending to the north, a new balcony wrapping from the eastern façade to the northern façade, accessed from the living/kitchen/dining room, addition of new internal access, addition to the east to increase the size of the bathroom, laundry and extra living area, addition to bedroom 1 extending to the north and a new rear alfresco area accessed from the extra living room and bedroom 3. The proposal is to alter the existing building to become a three-storey home with a new proposed upper floor addition, ground and first floor additions and new sheet metal roofs and a new pool to the rear yard. External additions include a new rear pool and cabana, new garage roof and new concrete stairs from the garage. Upper floor additions are to include new front and rear decks, new bathroom, new WC and a new kitchen. A new upper floor is proposed to include a new master bedroom with ensuite and WIR. The proposal seeks consent for a proposed secondary dwelling addition above an existing detached double garage. The proposed secondary dwelling replaces an approved studio (DA2021/2383). The design and scale of the proposed secondary dwelling is very similar to that of the approved studio.

The proposed additions and alterations are as follows: remove the existing roof from the garage for the proposed new secondary dwelling addition; remove portion of existing front gate and landscaping for new entry to secondary dwelling; small slab to the front entry towards proposed stairs; the secondary dwelling will consist of a bathroom, kitchen and an open plan bedroom, living and dining area; new external stair; new balcony to the front of the secondary dwelling to match the existing main dwelling and new tile gable roof to the addition.
