Collaroy development sets high standards in low profile homes for downsizer style

The intersection of Hay Street and what is now Anzac Avenue in Collaroy was once the epicentre of development in Collaroy, with a major subdivision early last century promoted far and wide offering “Splendid Elevations, Magnificent Views of Ocean, Lake and Shore, and Easy reach of Beach”.

Now it is again the focus of a new wave of development – where construction has just begun on Ohana Collaroy, a collection of 10 luxury three-bedroom residences, which the developers say will set a new benchmark for quality and lifestyle.

Ohana is a Hawaiian word which broadly means ‘family’ – but also refers to strong bonds and mutual support in a community.

Which makes it a perfect reflection of the thinking behind the Ohana development that has brought together a family of like-minded professionals all dedicated to creating a new place to call home for over-60s downsizers.

The team of collaborators driving the Ohana Collaroy project include Cheyne James of Built Projects, Andrew Lutze, Ben Jones & Daniel McIntyre of Cunninghams Real Estate, interior designer Sally Walters from Baxter & Co, and Brian Bass from award-winning architectural studio PopovBass.

“Ohana offers the rare combination of privacy, proximity and premium finishes – with all the benefits of a free-standing home,” says Andrew Lutze.

“It’s a lock-up-and-leave lifestyle, but it’s also a place where you can put down roots again. Just with a little more ease and lot more luxury.

“The needs of older Australians looking to downsize without compromising on quality and space have often been overlooked, and Ohana aims to directly address that.”

Lead architect Brian Bass says fitting in with the unique environment of Collaroy and the Northern Beaches was paramount.

Luxe living with high ceilings and wide open spaces – all just a stroll from Long Reef Headland

“It’s not about dominating the environment but enhancing it. Out intent was to create generous, light-filled homes that feel private and tranquil while still fully connected to the seas and sky.”

Apart from the highly-desirable location, every apartment in Ohana will offer single-level layouts, multiple living zones and seamless indoor-outdoor flow.

Intentional future-proof details, to ensure these homes adapt as life evolves, include extra wide and additional height doorways, level lift access from secure basement car parking, and bathrooms planned for ageing in place.

All apartments include air-conditioning, European appliances, ceiling fans, and open-plan kitchens with bespoke joinery. Eco-friendly features include solar powered energy to common areas, provision for EV charging, water-efficient fixtures and energy-efficient materials throughout.

Ohana offers garden apartments and first-floor apartments.

Low-profile luxury – inside and out.

Garden apartments provide ample room for visiting grandchildren or small pets, seasonal gatherings and private access, whilst a careful landscaping treatment has made these areas both private and low-maintenance.

The first floor apartments provide sweeping views and a greater sense of privacy. Select apartments have an Ocean outlook. First-floor apartments have enhanced security with discreet, elevated access away from street level. Perfect for those seeking a luxury lifestyle with a lock-and-leave approach for travel and holidays.

“We’ve positioned each alfresco terrace and living area with privacy at the forefront – it feels like living in a freestanding home,” says Brian Bass.

Inside, Baxter & Co. have created interiors that reflect the beachside lifestyle with earthy, soft and welcoming smoked timber floors, warm tones and tactile finishes. Early purchasers have the opportunity to customise aspects of the internal finishes including flooring, cabinetry colours and benchtops, subject to construction timelines (completion is expected mid-2026).

Light and space typify the apartments at Ohana Collaroy.

“We have a shared vision to provide something more personal, more permanent and more peaceful than a standard apartment block for anyone wanting to downsize and ‘age in place’,” says Andrew.

“We have intentionally gone above and beyond to create the highest quality homes that support long-term liveability.”
