35 – 39 Carter Road, Brookvale – DA2025/0042

The application proposes the demolition of the existing warehouse building and mechanical workshop and alterations and additions to the two-storey industrial building to facilitate the construction of a new industrial building comprising 12 industrial tenancies each with an ancillary office space and building signage.
The proposal includes the retention of the existing vehicle repair station use and the provision of additional light industrial tenancies with associated loading dock facilities and car parking. A small 22.98m² takeaway food and drink premises is proposed along the Carter Road frontage.
There would be off-street parking for a total of 27 cars (including 2 disabled spaces) at various locations throughout the site, including 13 spaces on the ground floor level and 14 spaces within the upper floor level. Each of the units will have direct vehicular access via the internal circulation roadway, with dedicated parking spaces located directly outside each of the respective units. Vehicular access to the proposed parking and loading facilities is to be provided via two entry/exit driveways on the southern end of the Carter Road.
The application requires the removal of two Bangalow Palms and one Cocos Palm. The landscaping includes deep soil landscaping within Carter Road and on-slab planting in various locations throughout the development.

12 Molong Street, North Curl Curl – DA2025/0117

The application proposes to demolish the existing home and construct a new three-storey home and swimming pool. The basement level will include a garage, gym, storage, staircase, bin area. The ground floor level will include a porch, entry, stairs, mudroom, powder room, bedroom 1 with ensuite, flex space, bedroom 2 with ensuite, open living, dining and kitchen, pantry and laundry. On the first floor level, there will be a second living area with office, stair case, bathroom, bedroom 3 with an ensuite, flex space, master bedroom with walk-in-robe and ensuite. Externally, a new driveway will be constructed with a new front entry, fencing and landscaping. There will be a pool and spa with a cabana that will include a bathroom and a ground floor alfresco with BBQ area.

The application proposes to alter and add to the existing dwelling. The ground floor will include reconfiguring the space to include an open plan living/dining/kitchen space which will open out to a new covered outdoor entertaining area, a new laundry, powder room and workshop, while the garage will be marginally widened to park two cars and constructing a new pergola over the entry walkway. Extensions to the first floor level to provide four bedrooms, including the master with a walk-in-robe and ensuite, bathroom with separate toiler, study and storage space. Decks will be constructed off the bedrooms and a new internal lift will also be installed.

The existing dwelling will become a two-storey home under this application, with the addition of a new first floor and pool. A new garage and driveway are proposed to the front of the property to replace the existing, and a swimming pool to the rear. Internally, the proposed changes to the ground floor include a reconfiguration of the existing areas to comprise a new bedroom, new kitchen with WIP, new dining/living areas with fireplace, new laundry, new WC, stairs leading to the new upper floor. The new first floor will comprise of a new master bedroom with ensuite, two new bedrooms, and a bathroom. The proposal incorporates a new roof over the ground floor additions, with the existing roof retained where feasible. The existing rear deck will provide connection to the rear yard.
24 White Street, Balgowlah – DA2025/0092

The proposed development involves the removal of three trees (including two Sydney Blue Gum and one Swamp-Oak) within the easternmost carpark on the ground floor to facilitate the construction of new car parking spaces. Further, the proposal also involves the installation of a new goods and passengers lift on the northeastern entrance to provide access to Level 1 and the rooftop from the ground level. The proposed lift is located external to the warehouse building.

The development includes removing the existing driveway and constructing a carport placed to the front setback, reconfiguring the front garden beds, altering the current living room to accommodate a new bathroom, separate toilet and laundry with staircase to the first-floor storage space, extending the rear of the property to include an open-plan kitchen/living/dining space, constructing a small studio (bedroom and ensuite), and small alterations to the first-floor storage space.

These works were previously approved but were never carried out.

The proposed Lot size and dimensions of the two Lots are as follows: Proposed Lot 101 – No. 40 Bungan Head Road, Lot size of 851.9m2 (850.3m2 excl. ROW access); and Proposed Lot 102 – No. 40a Bungan Head Road, Lot size of 888.9m2 (823.8m2 excl. ROW access).

A new concrete landing setdown from the internal level and retaining wall around the addition is proposed to help address damp issues that occur on the site and to ensure no water comes into contract with the new works.
