Alterations, additions and dual-occupancy builds in this week’s Council Development Applications

20 Campbell Avenue, Cromer – DA2025/0137

The development application proposed to demolish the existing structures, construct a new attached dual occupancy and strata title subdivision, construct a new driveway crossing and associated landscaping.

On the ground floor of each home, there will be a garage, open plan kitchen/living/dining, powder room, laundry and pantry. On the first floor of each home, there will be a master bedroom with walk-in-robe and ensuite, two additional bedrooms, a bathroom and balcony.

The proposal is to add and alter to the existing home, reposition a double garage with a new studio over, as well as upgraded landscaping. The works comprise ground floor and first floor additions, internal alterations, the demolition of the existing double garage and provision for a new double garage with a studio over. The garage/studio is repositioned to provide a greater setback from the street, correct the boundary encroachment of the existing, provide a bin bay accessible to the kerbside and create a new entry access to the property.

This proposal is for the construction of a new two-storey home with associated landscape and stormwater works. The existing detached garage will be retained. The ground floor will include an entry, lounge, powder room, laundry, family and kitchen//meals. The first floor will include four bedrooms (including a master bedroom with ensuite), bathroom, WC and living room. The proposal provides for all collected stormwater to be discharged to the street gutter in Oliver Street via a rainwater reuse tank with a capacity of 3,000L.

It’s proposed to alter and add to the existing dwelling, specifically the addition of two bedrooms, an ensuite and rumpus room on the ground floor of the home. The existing timber deck will be replaced with a new roof top terrace in the same location.

The proposed development is for alterations and additions to the existing house and associated works. The works include demolition works, constructing an entry.archway, garage, home office with kitchenette, WC, Stair and living room on the ground floor, and three bedrooms, bathroom, deck, and stairs on the first floor. There will also be a planter roof, skylights and glazing/windows as external works.

29 McDonald Street, Freshwater – DA2025/0195

The application seeks to construct an upper-level addition to the current home that will comprise of a master bedroom with walk-in-robe and ensuite, two additional bedrooms, a living area, a bathroom and a staircase leading to the lower level. Alterations to the ground and lower ground floor include demolishing some internal walls and a staircase to create an open plan living/dining and kitchen area, installing a new bathroom, WC and laundry, coving the existing front deck with a new pitched roof to match the upper-level roof, and the installation of an internal staircase accessing the upper level.

Ground level alterations and additions to the existing dwelling include modifying the existing garage by providing an internal staircase to access the upper level at the rear of the garage. An upper-level addition will also be constructed and include three bedrooms, a storeroom, a small study, a living area opening out onto a street facing deck and the provision for a wet bar.

81 Riverview Road, Avalon Beach – DA2025/0163

Cost of Work: $390,000

The proposed development is for alterations and additions to the existing home. Demolition works include the removal of existing hardstand carpark bay and crossover at the front of the property and removal of existing pedestrian access from Riverview Road including all hardstand paving and stairs within the front setback. There will be no changes to the lower ground floor or the ground floor. External works include a proposed crossover and driveway to Riverview Road, two-car carport with bin area, a turning bay, garden and stairs.
