Dee Why RSL revamp and a 24/7 Maccas in this Week’s Council Development Applications

Maccas proposed for Balgowlah’s Roseberry Street

37 Roseberry Street, Balgowlah – DA2025/0132

Cost of Work: $3,919,072

The proposal includes the construction of a 24/7 (24 hours a day, seven days a week) McDonald’s. Specifically, the proposed development includes demolition of the existing development and structures and constructing a freestanding, single-storey McDonald’s with a dual-lane drive-through facility with capacity for 15 queuing vehicles, the redevelopment of the existing vehicle crossover from Roseberry Street for vehicle ingress and egress and a separate pedestrian entrance from the Roseberry Street frontage. The carpark will accomodate 26 parking spaces, one accessible parking space, two bicycle racks, and two motorcycle spaces. There will also be a loading bay, signage and landscaping.

1749 – 1753 Pittwater Road & 4 Bungan Lane, Mona Vale – DA2025/0143

The proposal seeks the demolition of the existing two-storey commercial buildings on the site and the construction of a new five-storey development with ground level retail and four-storeys of residential apartments above. Access to the proposed basement parking is via the adjacent Council carpark at 4 Bungan Lane with minor works required on this adjoining site.

The development will include 36 apartments (12 x one bedroom, 13 x two bedroom and 11 x three bedroom) with two levels of basement parking for 88 car spaces. The proposed basement car parking will be accessed via the Council carpark from Bungan Lane and accommodate the 61 resident spaces, 12 resident visitor spaces and 15 retail/commercial tenant spaces.

There will be eight affordable housing apartments, representing a total gross floor area (GFA) of 604m² (apartments: 02, 07, 09, 11, 14, 17, 21 and 24), being 15 per cent of total GFA of 4,006.3m².

On the rooftop, there will be a landscaped communal open space, a bathroom, lift lobby and staircase and solar panels.

932 Pittwater Road, Dee Why – DA2025/0139

Cost of Work: $10,732,865

Dee Why RSL has amended a previously proposed scheme – which included alterations and addition to the existing club and an addition of a childcare centre. The amended proposal no longer includes a childcare centre and focuses on the alterations and additions.

The DA states the proposed upgrades seek to facilitate the ongoing operation of the Club by enabling more efficient operations and economic use of the land to better cater to its 77,000 members and the public.

The upgrades include external additions like a façade upgrade, new awnings, new stairs and ramps, relocation of the Pittwater Rd entrance, new roof and roof skylight and new plants. Internal additions will see an increase in Gross Floor Area (GFA) from 15,208 square meter (sqm) to 15,827sqm (total 619sqm) which is predominantly located on level 2 to allow the gaming area to be moved further north and allow additional food and beverage space in the southwest corner of the building. They also propose to enclose the existing outdoor area and inclusion of a new communications room.

77 Central Road, Avalon Beach – DA2025/0150

The proposal includes the demolition of the existing home and construction of a new house, with double garage, driveway, swimming pool and landscaping. On the ground floor, there will be a double garage, powder room, kitchen and scullery area, living room, laundry, family room, covered rear deck and stairs. On the first floor there will be the master bedroom with walk-in-robe and ensuite, four bedrooms, study, main bathroom, secondary laundry, terrace over the ground floor living room and stairs.

2 Prince Edward Road, Seaforth – DA2025/0156

The proposed development is for the demolition of existing site structures and the construction of a three-storey dwelling house, secondary dwelling, swimming pool and associated landscaping. In the basement level there would be a double garage, cellar room, laundry, storage and services area. On the ground floor in the main dwelling, there would be a living and dining area, one bedroom/study, rumpus room and indoor/outdoor entertaining area and swimming pool. On the second floor, there would be three bedrooms, two bathrooms and a balcony. The second dwelling will include one bedroom and a living and dining room.

34 Cook Street, Forestville – DA2025/0028

Cost of Work: $935,000

The proposal is to construct a new double-storey home to replace the existing home. It includes the demolition of an existing single-storey dwelling, the development of a new double-storey brick and tile dwelling with an attached double garage and new driveway to replace the existing one and alterations to landscaping. The existing swimming pool to the rear of the site remaining remain as will the existing concrete crossover and layback.

64A Idaline Street, Collaroy Plateau – DA2025/0128

The proposal includes alterations and additions to the existing dwelling including a new garage, driveway, and roof terrace together with associated landscaping. On the ground floor, alterations and additions to the existing ground floor level to provide for larger double garage, garage door and driveway, laundry, access stairs to the first floor, and BBQ in the rear yard. On the first floor, alterations and additions to the existing First Floor level to provide for an open plan kitchen/dining/lounge area, enlarged front terrace area, new master bedroom with ensuite, walk-in robe and balcony, realigned bedroom 3 and access stairs to the upper terrace. There will also be a new roof terrace.

33 Marlborough Avenue, Freshwater – DA2025/0125

Cost of Work: $580,000

The proposal is for alteration and additions to the existing dwelling including construction of a swimming pool, cabana and landscaping. The proposed works include to increase the existing rear verandah and new access stairs, construct a bin storage area under the new verandah, construct a swimming pool and associated decking, cabana, minor driveway works and a 1.8m boundary fence with black finish.

15 Lakeside Crescent, North Manly – DA2025/0138

The proposal is to alter and add to the existing home. Key components of the proposed alterations include the demolition of existing structural elements such as the kitchen, living room walls, and garage, to pave the way for new construction. These new elements include a study room, a pantry, an expanded living area, a carport, an alfresco dining area, and a larger ensuite for the master bedroom. The proposal also involves landscaping improvements.

The proposal consists of alterations and additions to the existing two storey dwelling. The proposed works include the construction of a new swimming pool, new front entry porch with roof over that leads to the proposed pool and deck to the rear of the property and a new tiled terrace at ground floor with stone clad pillars supporting the proposed deck above.
