Guzman Y Gomez planned for The Corso, South Steyne restaurant to turn residential and Mona Vale $95 million development approved by State in this week’s DA Round Up

Burrito fans, take note: Guzman Y Gomez has lodged plans for a Corso shopfront. Meanwhile, the long-struggling restaurant space on the corner of South Steyne has applied to convert to a single residential dwelling. And in Mona Vale, a controversial bid for three six-storey apartment buildings has been approved by the State Government.  All in this week’s DA round up.

Under the NSW Government’s Low to Mid Rise Housing Policy, the site falls within 495 metres of Manly town centre. The R1 zoning allows residential flat buildings, with a maximum building height of 9.5 metres, which this development complies with.

Despite 135 out of 139 community submissions against the development, and Northern Beaches Council raising several concerns, the NSW government has approved three six-storey residential apartment buildings with 82 apartments and a three-storey basement car park. Of the 82 apartments, ten will be affordable and will be managed by community housing provider, Link Wentworth.

Key community concerns were around traffic, flooding, overdevelopment, height, overshadowing, privacy and the character of the area (with the street being a cul-de-sac).

Meanwhile, Council expressed similar concerns with the bulk and scale of the buildings for the surrounding low-density area, overshadowing, flooding concerns and how the affordable housing would be managed.

As this is a State Significant Development, Council wasn’t involved in the decision-making beyond expressing its concerns.

The site sits within 400-800 metres of the Mona Vale town centre, placing it within the State Government’s Low to Mid Rise Housing Policy. You can read more about that policy here. Under those controls, the maximum building height rises from 8.5 metres under the R3 zoning to 17.5 metres. Because the development includes affordable housing, the maximum height increases by 30 per cent to 22.75 metres, which the buildings will fall within.
